A developer client with a Musca Architecture design wanted a duplex on a Thornton lot with reactive (H2-classified) soil. Reactive ground is where foundation costs can blow out, so the client needed a builder who could price the risk clearly before committing.

We priced the job from the geotechnical report, with screw piles and a waffle pod slab engineered for the site and a clear risk register identifying what could move the price. Each side is a 3-bedroom plus study home with two bathrooms, separate living and family areas, ducted air conditioning, stone benchtops and a louvre-roof alfresco, plus finished landscaping. The result is a market-ready product for the developer with costs known up front. [Add completion date once handed over.]

Standout features

  • Ducted air
  • louvre-roof alfresco pergolas
  • stone benchtops
  • freestanding bath
  • 6,000 L tank
  • landscaping allowance per side
